Property Details

CliffHouse is located in lower Peter Bay, a gated neighborhood on the North Shore of St. John. It is 12,000 sq. ft. and sits on 3 acres directly next to the National Park for ultimate privacy. At 100 feet up from the shoreline, you can hear the waves crashing on the rocks all day and night. From EVERY window and door are incredible views of Jost Van Dyke, Tortola, Cinnamon, and Peter Bay beaches. In the mornings, you have a front-row seat to sunrises.

The beautiful lanai between the master and living room pods offers shade all day long. We have a pool (saltwater system) and jacuzzi with sweeping views from all angles. The villa is a pod style home, giving everyone proximity and privacy.

Location Highlights
• The villa is about a 5-minute walk to the sandy beach of Peter Bay, where there is great snorkeling. The walk is downhill on the way, so uphill on the way back. Alternatively, it’s about a 30 second drive with flat parking at the beach
• Cruz Bay is about a 5-10 minute drive – you’ll find shopping and incredible restaurants
• Nestled between Cinnamon Bay and Trunk Bay, both national

• 3 bedrooms have king beds - two of the king bedrooms have outdoor sitting areas to take in the views from your private suite
• 1 bedroom has 2 queens beds
• All bedrooms have en-suite bathrooms, and there is a half bath off the kitchen

Getting Around

A rental car is recommended. The villa is located about a 10–15 minute drive from Cruz Bay. The walk to Peter Bay Beach is about 5 minutes downhill and uphill on the return. Guests may also drive 30 seconds down to the beach path where there is parking and a flat walk to the beach.

Non-Toxic Villa
We are a non-toxic villa. Here’s how we keep you safe:

• Berkey Water Filter System (no bottled water necessary) with Yeti cups to take water on the go

Island Tings
This is a tropical island. Lizards and other critters may sneak inside (they help with bugs). Regular pest control is in place, but keeping doors closed will help prevent extra guests.

You may also encounter vendors such as landscapers or pool technicians who help maintain the property. They may arrive without prior notice but ensure your stay remains comfortable.

Rental Agreement
Signing a rental agreement and providing a card via a secure processing platform for a security hold is required to rent this villa. The hold goes into place 48 hours prior to arrival and will be released 48 hours after departure, as long as no significant damage is found. This is not a deposit but a hold similar to what hotels do for incidentals.
